A missed mortgage payment can happen after a job loss, medical expense, or another disruption. Do not ignore the servicer’s letters. You may have options to keep the house, and you may also be able to sell before the debt and deadlines become harder to manage.
Call the mortgage servicer
Ask for the amount needed to bring the loan current, the current payoff, and available assistance options. Depending on your loan and circumstances, the servicer may discuss a repayment plan, forbearance, modification, or another loss-mitigation path. Ask what documents it needs and when. A HUD-approved housing counselor can provide independent help, often at no cost.
Learn your actual sale timeline
Check notices and ask whether a foreclosure sale has been scheduled. Georgia allows nonjudicial foreclosure in many mortgage cases, so a court filing is not always the marker you should wait for. Confirm any postponement with the authorized party. Listing a house, requesting an offer, or signing a sale contract does not itself pause foreclosure.
Calculate whether a sale works
Estimate the home’s likely value and subtract mortgage payoff, arrears, liens, taxes, repairs, negotiated sale expenses, and holding costs. Compare a listing with an as-is offer. If the debt is greater than the likely price, ask the servicer about a short sale and seek legal and tax advice before signing.
