Estimate the gap
Ask the mortgage servicer for a payoff statement and identify any second loan, tax lien, HOA balance, or other claim. Get realistic estimates of the home’s current-condition value. A listing at a higher asking price is not a closed sale. Calculate what remains after all obligations and costs for each route.
If the debt is higher
A short sale generally requires the mortgage servicer or lender to agree to accept less than the full amount owed. Approval can take time, and the terms of any remaining deficiency or tax consequences need careful review. A deed in lieu or a plan to keep the home may also be worth discussing with the servicer. Do not assume that a cash buyer can waive the lender’s claim.
Compare the real options
A direct as-is sale may reduce repair and listing expense but can produce a lower price. A traditional listing may bring more exposure and a higher price but also additional time and costs.
